The Renters’ Rights Act 2025 has now been in force for two months, with Section 21 abolished and all private tenancies in England converted to assured periodic tenancies. With Phase 1 bedded in, compliance focus is shifting to the 7 August 2026 Making Tax Digital deadline — the first quarterly update under MTD for Income Tax is due in five weeks for landlords with qualifying income over £50,000.
📋 Legislation & Regulation Updates
- 🚨 MTD quarterly deadline — 5 weeks away. Making Tax Digital for Income Tax is now legally required for landlords earning over £50,000/year from property. The first quarterly update must be submitted to HMRC by 7 August 2026. Landlords not yet using MTD-compatible software should act immediately. (NRLA)
- Renters’ Rights Act Information Sheet — compliance window closed. Landlords were required to issue the government’s RRA Information Sheet to all existing tenants by 31 May 2026. Fines of up to £7,000 apply for non-compliance. If you haven’t issued it yet, do so now and document the date. (GOV.UK)
- Rent increase rules in force. From 1 May 2026, landlords can only raise rent once per year, not within the first 12 months of a tenancy, and must give 2 months’ notice using Form 4A. Verbal or informal increases are no longer valid. (Independent Landlord)
- Awaab’s Law extension to the PRS incoming. The government’s implementation roadmap confirms Awaab’s Law — requiring landlords to investigate and fix hazards within fixed statutory timescales — will be extended to the private rented sector. Timelines and hazard categories are still being consulted on; landlords should begin auditing damp, mould, and ventilation issues now. (GOV.UK Roadmap)
