When building Shielded Landlord, it was important to ensure that the Tenant is also in the thinking of how this product is developed and managed. Even though, the risks and compliance now sits heavily with the Landlord, the application is there to protect both parties.
Being a landlord is a significant responsibility, and if you are a Tenant you rely on your Landlord to support you when things break or just to ask questions. When there is a problem, we default to emails, SMS and phone calls to report the problem and to follow-up on next steps and actions. When I was a tenant in the past that meant a lot of chasing. When I was a temporary landlord it was not fully understanding what the problems were and how serious they were. All of this causes delays and frustrations between both parties.
With the law now changing, where delay can become costly, we wanted to bring the interaction between both the landlord and the tenant into the app. This provides a number of key benefits that will ensure that both Tenants and Landlords are acting in a way that support speedy resolution.
As a Landlord, you can set up a Property in the application and store all key documents, ensuring that dates and renewal details are captured. If you need a task list to keep track of issues you can raise them directly in the application and the timers start. However, if you want to ensure that all evidence is captured, then the strength comes when bringing the tenant into the platform.
By inviting a tenant into the application they are able to raise issues, provide evidence and “chat” with you whilst you work to resolve. All interactions are logged, which in the most serious cases will support a dispute between the Landlord and the Tenant.
We also wanted the application to be able to provide notifications of when a new issue is raised, a message recieved and viewed. The Tenant and Landlord can provide documentary evidence in the form of photos of the problem and discuss the problem in real-time.

A landlord will be able to provide notification of updates to the Tenant on the progress of resolution, next actions all the while keeping tabs on timelines. This keeps the tenant informed and the Landlord has all the interactions captured, with date and timestamps and any images captured, just in case it’s needed.

When it comes to rents and the new rules around rent increases, Shielded Landlord gives the tenant an idea of what the new rent could be. This isn’t a legal commitment, but a planning tool to help the tenant budget as needed.
